CNBC’s Closing Bell invited Harvey Green to comment on the most recent commercial real estate price trends according to an index published by Moody’s/REAL. As you will see from the attached link, Mr. Green emphasizes the importance of differentiating property level performance based on transaction vintage with the highest risk transactions in this cycle having been executed in the late stages of the up-cycle. Wal-Mart see Marketside as $10B Chain according to Financial Times in New York, Published August 7, 2008. The world's largest retailer, says the new smaller Marketside grocery stores it is to lauch this autumn could expand to a chain of more than 1,000 stores, delivering $10B+ in annual sales.

On February 29, 2008, Lior Regenstreif once again successfully closed another retail single tenant transaction, representing the Seller and the Buyer. The Whataburger, located in Montgomery, AL sold for $1,856,450. The site was on the market for 14-months before being sold. The contract took an extraordinarily long time because of the dynamics of the Buyer and Seller.
The transaction was complicated and not without hurdles to overcome. The Selling entity was part of an estate sale requiring an overwheliming abount of paperwork and legal interfacing with the various entities involved in the transaction. When interviewed, Lior was quoted as stating, "This may not have been the easiest transaction, nor the largest, but what makes this career interesting and keeps me on my toes is that no transaction ever repeats itself.... I am always learning and each day brings with it a new challenge and experience... my goal is to provide the best possible service to my clients and to keep driving each transaction to a successful close. When this property first presented itself to me, I was repeatedly told by the experts I consulted that it couldn't be done, the deal was too difficult. I just don't believe in can't."
