About Lior
I am a Senior Associate of Investments in Marcus & Millichap’s Encino, California office. I serve as a Director of the firm’s National Retail Group and since joining the firm originally in 1997; I have established myself as one of the top producers in Retail Centers and Single Tenant Sale Leasebacks. I am the Co-Founder and visionary of NNNDeal.com and NNNCenters.com. Two of the most frequented commercial real estate websites in the country. My team closed $1-Billion in single tenant and retail center product in the last 24-months.
I began my commercial real estate career 10-years ago under the tutelage of my brother and Vice President Steven Z. Regenstreif. After obtaining my real estate license I ventured beyond Marcus & Millichap to pursue a commercial real estate career with a competing firm. Marcus & Millichap invited me to return to the firm just this past January. Since my arrival I have already closed over $65,000,000 in single tenant product with a proforma anticipated for this year to exceed $306,000,000.
In 2005 and 2006 I received the 100% Club Award and also the Platinum Club Award. Both awards are coveted only to top performers in their specialization. My field of specialization is single-tenant investment properties and retail strip centers nationwide. The majority of my career has been in the representation of buyers and sellers of single tenant retail/office and industrial properties. I have assisted many tenants with structuring and implementing their corporate sale leasebacks, disposition of their 467-loan properties and met the needs of many 1031-exchange buyers.
I am a member of the International Council of Shopping Centers (ICSC), and a Director the firm’s National Retail Group.
Team Members
In addition to a network of over 1000 Agents and 54 Marcus & Millichap offices nationwide, with computer and electronic access to more than 25 separate networks, search engines and publications, I further provide full-service customer service second-to-none in the industry. In order to accomplish this, I employ a highly trained and skilled staff, (see below for details). Furthermore, when necessary, we expand this team to meet the needs of any particular client or project.
The full time permanent staff team members are:
Rebekah Zweiban, Executive Assistant/Senior Underwriter. She has over 15 years of experience in the real estate industry. Her background is Real Property E&O Defense Litigation. She was the Litigation Analyst/Paralegal for a prestigious San Fernando Valley Real Property law firm. She joined our team in January 2001. Rebekah facilitates the valuation and under-writing of each listing and proposal that comes into the office. She also plays an integral role in locating competitive financing for our investors. She works intimately with lenders and investors directly, thereby maintaining control of the progression of the transaction and further enhancing the likelihood of a successful closing.
Kathryn Magallanes, Administrative Assistant/Contract Coordinator, joined our team in April 2002. She brings with her over 12-years of administrative experience in the retail and wholesale industry. Her focus is Buyer pre-qualifications and processing each transaction from the Letter of Intent to the Close of Escrow. Kathryn interfaces daily with Sellers and Buyers confirming all dates within a real estate transaction has been successfully met. She researches state compliance issues.
